Terms and Conditions


A property can not be occupied by more than the number of guests specified at the time of booking.  Occupation by more than the permitted number of guests will be deemed as cause for termination of the booking and the party will be asked to leave


NO pets are allowed in any of the holiday homes or their grounds


Arrivals are usually between 1.30pm and 5.00pm (but can be later if by prior arrangement).  However, please note that an additional charge of £20.00 is payable for any arrival after 8.00pm

Departures must be by 10.00am (and the property left in a clean and tidy condition)

Any guests leaving after this time (unless by prior agreement) will be charged an additional rental

Keys must be handed to the company representative at the time of departure unless alternative arrangements have been made in advance.  Keys not returned will be charged at £25.00 per set


Any damage to the fabric of the building, contents or furnishings must be reported immediately to the company representative.  We reserve the right to deduct the cost of any necessary repair and/or replacement from the security deposit.  Should the cost exceed this amount, we reserve the right to seek the balance from the person who made the booking


The company cannot accept responsibility for loss or damage to any guest’s property.  We strongly recommend that all guests ensure they have adequate insurance cover.


Should it be necessary to cancel/alter your booking due to circumstances beyond our control, we will endeavour to offer an alternative.  If this is not possible, a full refund of all monies paid will be made.  We will not be responsible for any additional expenses incurred for travel arrangements etc


If you cancel your booking more than four weeks prior to commencement, the deposit will be forfeited

For any cancellation received less than four weeks prior to commencement, all of the monies paid will be forfeited unless we are able to secure a substitute booking.  If this happens, the rental cost less an admin fee of £100.00 will be refunded

We strongly recommend that all guests ensure they have adequate holiday insurance cover


A 50% deposit is payable at the time of booking, either by credit or debit card (please note a 3% surcharge will be imposed for CREDIT card use)

The balance of payment is due no less than four weeks prior to commencement of the reservation

If the balance is not received by the due date, the booking is deemed as having been cancelled by you

A SECURITY DEPOSIT of £150.00 is payable in cash on arrival.  This is held against loss of keys, damage, breakages, additional cleaning etc.  Providing all is in order on departure inspection, this money will be refunded (either by cheque or onto a designated card) up to seven days later


The keys to the holiday home will be handed over by the company representative on your arrival and must be returned on departure

9. LINEN/TOWELS are provided and included in the rental price. For guests who have known allergies to washing powders etc, it is recommended that they bring their own


The owner or agent:

Are to have access to the holiday home at all reasonable times for the purpose of inspection and carrying out repairs and in particular upon the guest’s departure to summarily check it for cleanliness and condition

Reserve the right to terminate any booking due to complaints from, or nuisance caused to, neighbours due to guests making excessive noise particularly during the hours of 10.00pm and 8.00am, danger to any other residents or unacceptable behaviour by the guests.


You are provided with an emergency contact number to be used if needed.

However, if any unnecessary call outs are made then a charge of £25.00 will be incurred and deducted from the security deposit


Please note we are not responsible or liable for any loss of service (i.e. electricity, gas, broadband etc) caused by a third party or due to other circumstances beyond our control
